the inspection process, from start to finish

When you are ready to move forward with scheduling your inspection, it helps to understand what to expect from your Oregon Certified Home Inspector, from start to finish. In an effort to make this stage of your home buying (or selling) process simpler, Noble Home Inspections has outlined the steps regarding the inspection period in Oregon:

1. Starting on the homepage, you can review a Sample Report and view the live appointment calendar. When you are ready to schedule, simply choose your inspection date and time. Appointments are available as soon as the next day.

2. Once your appointment is confirmed, a set of documents will be emailed to you for your review (Pre-Inspection Packet) which outlines the depth and scope of your upcoming home inspection. This packet is specific to the property to be inspected, and is based on square footage and optional ancillary inspections.

3. After an offer is accepted, the buyer typically has 10 days to schedule and complete their inspection of the home, and propose any repairs to be completed. Noble Home Inspections always delivers reports within 24hrs of the completed inspection, so any recommended repairs or more technically invasive inspections can be scheduled, if necessary.

4. Inspection Day - Meet in person to review notes from the inspection, and to discuss specific concerns about the property. It is not necessary to be onsite for the home inspection, but it is always encouraged. No two homes are exactly alike, and the opportunity to review defects in person can often help to keep the final report in perspective.

5. Within 24hrs, a PDF report is emailed to you, complete with pictures and a comprehensive breakdown of the home's major systems and components (check below for a summary of the systems covered during a typical home inspection).

6. After the inspection report is delivered, Noble Home Inspections encourages questions or comments regarding the home, recommended repairs, as well as the final report, through your closing date and beyond. Nothing is more important than ensuring you receive a comprehensive inspection of the present condition of your new home. Every effort is made to access all points of the home, and operate every system and component, so long as it is safe to do so.

At a minimum, Noble Home Inspections will cover these systems:

-Roof [materials, skylights, chimneys, flashing, drainage, vents, DIY improvements and other conditions related to the effectiveness of the roofing system]

-Exterior [siding, trim, drainage, grading, egress, lighting, windows, vents, doors, railings, balconies, decks and patios, other components of the exterior directly related to the function and safety of exterior components]

-Interior [floors, walls, windows (type and material), doors (type and material, fire rating), fireplace (type, shutoff, condition), overall function, accessibility and safety of interior systems]

-Plumbing [water service (shutoff location), supply / waste pipe material, sewer system type, water heater (fuel shutoff)]

-Electrical [type of service, main disconnect location, service / distribution panel location, panel manufacturer, service line material, voltage / amperage, panel ground, branch circuit wiring, over current protection, GFCI / AFCI breakers, smoke detectors / carbon monoxide detectors (test / function)]

-Basement [finished / unfinished (inspection included in the report)]

-Foundation [type, material, floor and wall structure, sub flooring, signs of water penetration, prior water proofing]

-Crawlspace [vapor retarder, underfloor insulation, moisture condition, ventilation]

-Attic [entry point, roof framing, roof deck material, insulation (type, proper coverage)]

-Heating [system location, manufacturer, fuel type / shutoff location, input BTU’s, approximate age, filter type, output temperature, type of distribution. Fireplace / stove]

-Cooling [energy source, type of system, location, condensate drainage, manufacturer, AC supply / return air temperature, temperature drop]

-Attached Garage / Carport [fireproofing, safety and location of major home systems, garage door (safety / function), reverse / photo eyes), fire-rated interior entry door]
